SORA RENTAL NOTE · 47
What if your visa situation changes before your lease ends?
Coordinate a leave of absence, graduation or other academic change with immigration advice and your housing dates without assuming that one deadline replaces another.

The key points
- Your lease, academic status and permission to stay have separate timelines.
- A Residence Card’s printed expiry date may not settle the effect of an academic change.
- Confirm immigration requirements promptly and arrange the housing schedule separately.

Start with the comic
Documents and screens are simplified illustrations. Check the sources below for actual forms and steps.

My studies are ending, but my room contract has months left.

The lease and permission to stay follow different timelines.

I’ll ask the international office how this change affects my status.

Then discuss the room handover and settlement dates with your landlord.
Check the academic change before relying on the card date
- Academic status change
- Immigration status
- University office
A leave of absence, withdrawal, completion or graduation can affect a student’s immigration position before the date printed on a Residence Card. Korea University’s undergraduate guidance warns students about this connection. Its school-specific instructions are a reason to act promptly, not a universal deadline for every foreign resident.
Tell your international office the exact academic event, effective date and current status of stay. Ask which immigration office or procedure applies and whether departure, a status change or another step is needed. A friend’s experience may involve a different visa, program or decision, so it should not replace confirmation of your case.
The housing contract does not extend permission to stay
- Immigration deadline
- Lease end date
A lease sets the agreed use of a room and rent obligations. It is not permission from immigration authorities to remain in Korea. Showing that rent is paid until next spring does not by itself solve an earlier immigration deadline. Likewise, receiving a new status of stay does not automatically extend the housing contract.
Do not assume that a visa refusal or academic change automatically cancels the lease or guarantees an immediate deposit refund. Check the contract’s agreed conditions and obtain advice if an exception may apply. Tell the landlord what is confirmed, what is still being checked and when you expect to provide an updated housing plan.
Put the two schedules together and keep the confirmations
- Academic status change
- Immigration deadline
- Room handover
Use one calendar with separate entries for the academic effective date, the immigration action or departure date confirmed for you, the lease end, the proposed handover and the settlement appointment. This makes a conflict visible early enough to discuss it. Record the date and content of important advice and keep relevant university notices.
If you need to leave before handover, discuss a trusted representative and the exact tasks they may perform. Confirm arrangements for contacting you and sending the settlement record after departure. Do not delay an immigration requirement because a housing discussion is unfinished, or assume that booking a flight by itself settles the lease.
What to check
- Confirm the exact academic change and effective date.
- Ask the university and appropriate immigration contact what action your status requires.
- Compare confirmed immigration dates with lease, handover and settlement dates.
- Keep written housing agreements and arrange representation if departure comes first.
Common questions
Can I stay until the lease ends because I already paid rent?
Rent payment is not immigration permission. Confirm your lawful stay with the appropriate authority and handle the remaining housing obligations separately.
Does leaving Korea automatically end my rent obligations?
Do not assume so. Review the lease, any termination right and an agreed settlement. Departure and the legal end of a lease are separate matters.
