I have my Residence Card and phone. Can I sign electronically?

I’m completing the identity check using my own registered phone.

Now read the whole lease, including the special clauses, before you sign.

I’ll save the completed file and check the application results too.
Check access before the appointment
- Authentication / access
- Identity
- Phone for verification
Korea’s official Real Estate Electronic Contract System has an FAQ specifically for foreign users: it lists a foreign registration card, commonly called a Residence Card, and a mobile phone in the user’s own name. Tell the realtor that you want to use this system and confirm that your proposed transaction can be handled through it.
Test your identification method early enough to resolve a problem. A phone that receives messages is not necessarily registered in your name for Korean identity verification. If you lack that phone setup, ask the service about its certificate-based alternatives and whether they work in your situation. Never use a friend’s identity to get past the check.
Review the digital contract as carefully as paper
- Digital contract
- Refundable deposit
- Contract terms
Ask to see the draft before the signing session. Read the tenant and landlord details, property and room, amounts, payment dates, lease period and special terms. Enlarge the document if needed. Electronic signing is a way to record the agreement; it does not answer whether the agreed room and conditions suit you.
If you need another language, arrange that explanation before you reach the signature screen. Ask for unclear points to be explained and for agreed corrections to appear in the document itself. Do not let someone rush through the screen on your behalf. The official FAQ warns that changes after the realtor’s final signature require a separate process, so reviewing the draft matters.
Keep the contract and check later results
- Save the contract
- Rental contract report
- Issued confirmation
The system allows contract download as a PDF. Save your completed version, not just a screenshot of a signature page. Put it with the payment records so that the agreed amounts, dates and special terms remain easy to find if you later need them for housing administration or a question about the agreement.
The official FAQ distinguishes automatic submission of rental-report and fixed-date applications from completed approval. Check their actual status and results; a successful signature screen is not enough to establish that every follow-up step is finished. Ask the realtor which results you should check and contact the responsible office if an application remains unresolved.
What to check
- Tell the realtor you are a foreign tenant and confirm electronic-contract availability.
- Prepare your Residence Card and test the accepted identification method.
- Review the complete draft and correct errors before final signing.
- Save the completed PDF and verify each relevant application result.
Common questions
If I cannot use the electronic system, am I unable to rent?
No. A difficulty using this system does not itself mean you cannot enter a paper lease. Discuss the appropriate contracting and identity-check process with the realtor.
Does automatic submission mean my fixed date is already approved?
No. The official FAQ expressly tells users to check progress and results. Confirm the completed status and the recorded information rather than relying only on an application message.
