Korea University dormitory or an off-campus studio?
Compare the full cost, room layout, lease dates and route to your own campus building.

A dormitory may suit a short exchange stay if you have a confirmed offer and its dates work for you. A private studio may suit you if you want your own bathroom and kitchen and can meet the deposit and lease terms. Compare the full cost and the actual room: neither option guarantees quiet, availability or a particular layout.
1. How do Korea University dormitories and one-room studios compare?
| What matters | University dormitory | Off-campus studio / one-room |
|---|---|---|
| Privacy | Single and shared bedrooms exist; bathroom sharing depends on the residence and room type. | A self-contained studio has its own living space, bathroom and kitchen. Confirm the listing's actual layout. |
| Cooking | CJ / Anam International House has communal kitchens; the cited Frontier offer has no kitchen. | Check the supplied cooktop, ventilation and kitchen equipment. Bring or arrange utensils as needed. |
| Upfront payment | Check advance housing fees, payment deadlines and refund terms in your offer. | Check the security deposit, first rent payment and one-time charges separately. |
| Dates | The university sets the residence period. | The landlord must agree to your exact start and end dates. A semester-length lease is not automatic. |
| Daily life | Shared spaces can make meeting other students easier. Check current building and visitor rules. | More control over your routine; inspect noise, light, access and building rules before deciding. |
Facilities: official semester notice [1] and KU accommodation guide [2]. Check your own residence's current rules rather than assuming a universal curfew or cooking ban.
2. What do Korea University dormitories cost?
The following housing fees are from the official Fall 2026 notice for new exchange and visiting students, for 22 August–19 December 2026. They are charges for that residence period, not monthly rent or a quote for a future semester.
| Residence / room | Published period fee | Facilities in this notice |
|---|---|---|
| CJ / Anam International House · single | KRW 2,380,000 | Shared in-unit bathroom; communal kitchen. |
| CJ / Anam International House · double | KRW 1,844,500 | Shared in-unit bathroom; communal kitchen. |
| Frontier House · double | KRW 1,713,600 | No kitchen in the cited offer. |

What about Anam Global House? KU's accommodation guide lists single, double and triple rooms there. It is a separate residence: confirm eligibility, the applicable student category and its own fee notice instead of applying CJ / Anam International House prices to it. KU guide [2]
3. How should you budget for an off-campus studio in Anam?
Keep money tied up in a refundable security deposit separate from money spent on housing. A low monthly rent does not necessarily mean a low upfront payment. Compare rent + maintenance + excluded utilities, then add the agreed brokerage fee and any other one-time costs.
| Item | Example amount | How to count it |
|---|---|---|
| Security deposit | KRW 5,000,000 | Upfront funds; returned subject to the lease and final settlement. Return is not guaranteed by this guide. |
| Monthly rent | KRW 600,000 | Recurring spending. |
| Monthly maintenance | KRW 70,000 | Check what is included and what is billed separately. |
| Rent + maintenance for four months | KRW 2,680,000 | (600,000 + 70,000) × 4; utilities and one-time costs excluded. |
This arithmetic does not mean a room is available for four months. Confirm the minimum lease, early-departure terms, cleaning charges and written fee quote before comparing the total with a dormitory offer. Deposit amounts and furniture vary by property; KRW 5,000,000 is not a universal minimum.

4. How do Anam, Jegi-dong and Jongam compare for your commute?
A station walking time is not automatically a time to class. Start with your faculty building and a usable campus entrance; check the route, hills and evening access for the specific room.
Anam rooms · Jegi-dong rooms · Jongam rooms. Ask Sora about the route to your own destination rather than relying on one neighbourhood-wide estimate.
5. Which option is right for you?
Consider the dormitory if…
- You have a confirmed room offer and its residence dates match your stay.
- You prefer the dormitory's payment structure to tying up a private-rental deposit.
- You like living among students and are comfortable with the actual sharing arrangements and rules.
Consider an off-campus studio if…
- You need a backup after an unsuccessful dormitory application.
- You want private living space and your own cooking facilities, including more control over meal preparation.
- The deposit, total monthly costs and written lease dates fit your budget and study plans, whether for a semester or longer.
Inspect sound insulation, street noise and daylight rather than assuming every studio is quiet or sunny. If dietary needs matter, check the kitchen yourself; a private kitchen does not by itself make a home allergy-safe.
6. How does Sora help international students rent off-campus?
Phase 1 · Plan before arrival
Starting four to eight weeks ahead is a planning suggestion, not a university deadline. Share your arrival date, stay length, deposit limit, rent-plus-maintenance budget and campus destination. Browse photos and available 360° tours, then reconfirm vacancy and lease options.
Request a free 15-minute Google Meet consultation or message Sora on WhatsApp. You can make an inquiry without a Korean phone number. Live room viewings are arranged separately.
Phase 2 · Review the lease and payment details
Before signing or transferring money, review the landlord's identity and authority, the property register and building records, disclosed encumbrances, payment recipient and written lease terms. Ask about prior tenant deposits and tax information that a property-register check alone may not reveal. Go through the costs and important clauses in English or Japanese before deciding.
For an eligible residential lease, deposit-priority protection generally requires possession, the applicable foreigner registration / address report and a fixed date on the contract. A fixed date alone is insufficient, and earlier claims can affect recovery. Legal conditions [3] · Read the deposit-protection guide.
Phase 3 · Record the room and arrange reporting support
360° move-in condition record: before belongings arrive, arrange a panoramic overview, dated close-up photos and separate appliance checks. Keep copies and compare them at move-out. This helps document the starting condition and discuss disputed deductions; it does not guarantee full deposit repayment.
Community-center accompaniment: Sora can arrange an accompanied visit for relevant housing-reporting questions. Confirm the appointment, documents and service scope in advance. See Sora's actual move-in recording and community-center visit · Use the condition-record checklist.
Keep these reporting procedures separate
- Rental contract report: reportable Seoul housing contracts must be reported within 30 days of contract conclusion, not move-in. The usual monetary threshold is a deposit over KRW 60 million or monthly rent over KRW 300,000. Submitting the contract with the report also gives it a fixed date. Reporting rules [4]
- Address change after foreigner registration: registered foreign residents moving to a new address generally have 15 days from the move to report it. Government24 [5]
- First foreigner registration: students staying over 90 days generally register within 90 days of entry through the competent immigration office. This differs from an address-change report at a community center. If registration is pending, confirm the procedure with immigration rather than waiting for the physical card. Student registration guidance [6]
7. Frequently asked questions about Korea University housing
What if my Korea University dormitory application is unsuccessful?
Check the notice for your own program, any additional application round and its deadlines. Start comparing backup housing with your actual budget and dates. There is no universal “three to four weeks before semester” result date: the cited Fall 2026 notice scheduled results for 1 July. Official schedule [1]
Can I rent before receiving my ARC / Residence Card or opening a Korean bank account?
It may be possible, but landlord identification requirements, payment methods and bank checks vary. Ask Sora to confirm the particular landlord's requirements and international-transfer instructions before paying. Signing a lease does not itself complete address reporting or deposit-protection requirements.
Is my rental deposit guaranteed to be safe?
No. Legal protections depend on the lease and required procedures, and they do not promise full recovery in every case. Check ownership, authority, prior claims and the appropriate registration and fixed-date steps. A 360° condition record addresses evidence of the room's condition, not the landlord's ability to repay. Protection requirements [3]
Are Anam one-room studios fully furnished?
“Full option” is a listing description, not a standard inventory. Check each room for an air conditioner, washer, refrigerator and cooktop. A bed, mattress, desk, chair, wardrobe, bedding and kitchenware are included only when expressly confirmed. Record supplied items and their condition in the lease or handover list.
Can I rent a studio for only one exchange semester?
Ask about the exact dates and minimum term for each property. A room advertised with a monthly price is not necessarily available on a four-month lease. Confirm notice, early-departure and final-settlement terms in writing before signing.
